Exceptional Pool Home in Vero Beach
Welcome to your home away from home. This exceptional pool home with fantastic outdoor living is elegantly and tastefully decorated and stocked with many extra conveniences for your enjoyment. It is located in a quiet, residential neighborhood just minutes from downtown Vero Beach, FL, with quick access to the activities you came to enjoy. The beach is 5 Miles away. The restaurants district is 3 miles away. There are 3 public golf courses within 10 miles. Entry is via a keypad with a unique code personalized per individual guest stay.
The house is light and bright with lots of windows and offers a split floor plan with the master bedroom on the opposite side of the house from the other two bedrooms. This open Florida floorplan includes 3 eating spaces: kitchen bar, large outdoor table, and dining room table that seats ALL six guests!
The beautiful pool, covered patio and sundeck are accessed from the living room. This entire area is enclosed by a screened lanai. The pool is heated electrically (not solar) from October -April. The patio includes a gas grill (2 burner) as well as a child safety fence for the pool. Separate pool and beach towels for all 6 guests are included.
The living room has seating for 6 people around the 65” smart TV. (Bring your passwords for your favorite streaming services as there isn’t any traditional cable TV.) A Blu-ray player and numerous board games are also included. No couch sleeping.
The kitchen is equipped with a full-size stove/oven, microwave, dishwasher and ice making refrigerator as well as a wide ranges of pots/pans, baking dishes, spices and seasonings, cooking oils, and cooking sprays. Also included are many small appliances for your convivence while vacationing: traditional air fryer, Ninja Foodie, traditional toaster, ice crushing blender, hand mixer, electric tea kettle, electric griddle, waffle maker, microwave popcorn maker, crock pot, traditional coffee machine, as well as a single serve Kruerig KCup machine.
The master bedroom offers a firm king bed, 42” smart TV, a workstation with wireless (only) printer. The newly remodeled private bath includes a large walk-in shower. The walk-in closet has plenty of hangers, drawers, a luggage stand.
The second bedroom offers a queen bed, 32” smart TV, closet with plenty of hangers and a luggage stand. Access to a shared, partially remodeled, bathroom with tub is just outside the door.
The third bedroom offers 2 twin beds (2nd bed is a low trundle bed, albeit, high quality mattress, suitable only for child/young adult) and a closet with plenty of hangers for both adult and kids clothes. Hall bathroom is partially remodeled, with tub.
Kids (& kids at heart!) will love the art board and are invited to leave us a piece of their creativity.
Guests will not have access to owner’s storage closet in garage.
Starter supplies include: A new kitchen sponge upon arrival, starter: paper towels, laundry soap and dryer sheets for at least 7 loads of laundry, dishwasher tabs, dish soap, unlimited trash bags and coffee filters, 2 sealed ground coffee packs, creamer, and sweetener, starter kcups, cooking sprays and oils. Bathroom starter supplies include shampoo, conditioner, body wash, and toilet paper. Other starter items include cleaning supplies to use as necessary for kitchen and bath.
Booking Requirements: Before booking, please read and understand all house rules. Choosing to book means you have read and agree to all listed terms and rules below, which will be considered an extension of the 'house rules section”. Guests agree all communication will be done in this platform., and agree that the app will be used while at the house for transparent cod instant communication.
Guests will be required to leave the residence for significant violations (in accordance with house, local, and state laws) and will not be refunded their deposit nor any remaining nights on their reservation.
No third-party bookings allowed. Renter/guest is defined as person staying in the house. House may not be rented for someone else, including being rented for a person under 25 years of age. The person making the booking shall be the guest/renter.
We ask that you consider purchasing “cancel for any reason travel insurance” outside of the VRBO platform.
Compliance with County Short Term Rental Permit: The owners have obtained a special permit from the county to allow short term rentals of this house. The permit specifies strict rules (listed below) for guest limits, parking regulations, noise limits and quiet times. Any violations of the permit will be considered a major house rule violation and will result in immediate dismissal from the property with no refunds of any kind.
Guest limits: Occupancy is limited to 6 guests by county permit. All guests must be registered, including children. This will also ensure that proper supplies and towels are left by housekeeping. Violation could result in immediate dismissal of property with no refund of remaining nights.
No visitors are allowed that were not approved at the booking process. If there are questions, or you need a specific exception please message me through the VRBO to discuss prior to booking.
Parking Regulations: Parking is limited to 2 cars only by county permit. Both cars must be in the driveway, with all 4 tires on the concrete. Cars may not be parked in yard, street or in front of neighbors’ houses. At this time, we are unable to offer garage parking to guests. Garage is entered through the overhead door from the driveway.
Noise limits, quiet times and prohibition of parties: This is a residential neighborhood. No parties or gatherings are allowed per county permit. No noise that would cause “annoyance to any reasonable person of normal sensitivity” from 10:00 pm to 6:00 am. This is strictly enforced and considered a major violation.
Pet Policy: Failure to abide by pet policy is considered a major house rule violation and will result in immediate dismissal from the property with no refund of any kind. Violation will result in an automatic $250 fee. Cats (including service cats) are prohibited due to severe owner allergies. No pets allowed in pool or on furniture. Pet waste shall be scooped daily. Pet must be outside potty trained. Indoor use of pee pads is unacceptable. Pet shall be leashed when outside fence, be on a flea/tick program. Exclusive pet towels and sheets are provided for your pet use.
Smoking Policy: NO SMOKING INSIDE THE HOUSE. Smoking and vaping are permitted OUTSIDE ONLY. Special “Smoke cans” will be provided for all smoking material. This waste should NOT be brought inside the house at any time for any reason. Please let us know prior to arrival if these smoke can(s) will be required. Violation will result in an automatic $1500 fee.
Insect and other pests’ policy: This house is in coastal Florida where insects, reptiles and other wildlife are a part of life. We work very hard to maintain a clean and bug free environment. We have the home professionally treated every other month. You know that pest control is working if you find dead or "slow" bugs. You may find an occasional deceased pest in a windowsill or corner of a room. Small reptiles may be seen in the yard. At night, bugs love to hang around the outdoor lights. These instances will not be grounds for any form of refund.
Pool Rules: Sand should be rinsed off prior to entering pool. If the quantity of sand found in the pool at checkout necessitates an unscheduled pool cleaning, a $100 cleaning fee will be assessed. Pool controls should not be touched. This means timers, valves, and temperatures. Pool toys need to be kept out of the pool when not in use so that pool can be cleaned properly and pool surface is not damaged. Child safety fence shall be fully installed and pools toys stored in garage upon check out.
Camera Disclosure: There are 2 exterior security cameras onsite, doorbell camera & driveway camera Covering the camera and/or disconnecting the internet router are prohibited.
Expectations of Guests: Cleaning and house maintenance: Guests are expected to clean up after themselves daily. I. e., wash dishes, wipe down counters, take out trash, sweep up food, clean up spills and keep rooms free from any open food (at all times) wet suits/towels and sand off the floors (at all times.) Carpets/rugs/floors/patio should be vacuumed/swept/mopped accordingly as needed due to regular living, accidents or tracked in sand from the beach. Expectation is that all guests are dry when entering house and not dripping water onto the floors. Guests shall not move or rearrange furniture, furnishings or decorations. Guests are required to clean gas grill grates after each use. Housekeeping does not maintain the grill.
AC is on a stop limit switch of 69 degrees.
Trash left onsite that does not fit in the 96 gallon garbage bin or 64 gallon recycling bin, or guests’ failure to place bins at curb on designated days will result in $50 fee per occurrence. Trash and recycling is picked up once a week. Excess trash and recycling may be disposed by you at the Indian River County Waste Disposal (2 miles away) for free.
Any water leaks or seepage should be reported as an emergency immediately. Failure to do so will result in collection of monetary damages from guest.
All damage needs to be reported immediately, regardless of fault or failure.
Check out: Checkout is 10:00 am. Due to enhanced cleaning requirements specified by CDC no exceptions can be granted. Checkout list is posted on the refrigerator. Checkout is defined as all people and personal items out of house
