A public footpath runs directly from the property and connects to the well-known Viking Way, making it ideal for walkers, cyclists, and anyone keen to explore the landscape straight from the doorstep. Inside, the cottage blends character with comfort. Originally a Grade II listed building, it retains stone interior walls that help keep the space naturally cool during the hottest summer days. The open-plan kitchen and living area creates a welcoming hub, with plenty of seating, a breakfast bar for planning your day, and a cosy space to unwind after time outdoors. The master bedroom offers a peaceful retreat with a plush bed, a relaxing seating area, and a woodburner for cosy evenings, while the family bedroom is bright, simple, and flexible, perfect for children, teenagers, or a small family. The sitting room has a TV, with access to a free Netflix and amazon prime account, along with a premium spotify account. Gables Cottage truly comes into its own outside. Guests can enjoy extensive gardens and a fully fenced pasture with a track, providing a safe and secure environment for pets to roam freely. A dedicated childrens play area with a trampoline and swing is perfectly positioned to take in breathtaking views across the Wolds, and in summer, swallows nesting in the stable add to the authentic countryside atmosphere. Animal lovers will enjoy seeing the friendly on-site animals, including horses, chickens, ducks, cats, and the owners gentle dogs. Ongoing conservation work means wildlife thrives here, with barn owls and red kites often seen overhead, and bats emerging across the pasture at dusk. With no street lighting and wide open skies, the setting also offers spectacular sunsets and excellent stargazing. The cottage has a strong focus on sustainability and biodiversity. Renewable energy is used through solar panels and air source heating, and eco-friendly cleaning products and toiletries are provided. Work to enhance biodiversity includes planting over 200 meters of native hedgerows and creating wildflower areas, alongside an on-site apiary that supports pollination. In summer, guests may enjoy fresh eggs, honey, and seasonal vegetables grown on site. A proportion of all profits is reinvested into further biodiversity projects, including expanding wildflower habitats and installing nest boxes for birds, bats, and hedgehogs. Although peaceful and secluded, the cottage is well located. The only neighbours you will encounter are the owners, who are available if needed but fully respect guests privacy. The nearby town of Market Rasen offers a range of local eateries and amenities, while the historic city of Lincoln is just a short drive away, with its impressive cathedral, medieval castle, and the famous Steep Hill lined with independent shops, galleries, and cafes. You can also find a 18-hole golf course here too, alongside the National Hunt racecourse, there are plenty of sports to explore in the surrounding area. The city of Lincoln is also a beautiful place to visit, with its famous 11th century cathedral and various shopping experiences, its a vibrant city promising fun for all the family.
