Great location for terminal 3 .. walking distance within terminal Easy to get into Tokyo using monorail. Room was clean and had all essential things. Shower room en-suite slightly strange behind a glass window / curtain but had everything required for an overnight airport stay !

We did not pay for the breakfast. The hotel is modern, has a hip feel to it and the location is unbeatable. Amenities we used: coin laundry, luggage transfer service (not part of the hotel). Not really. If you wanted to cook you'd need to get cooking utensils etc., however, there are so many shops, restaurants and takeaways immediately outside there is no need to cook.
