"Staff were friendly and helpful from checking in to food services. Room was a bit dated but it was clean and comfortable. Breakfast was excellent with choices on a pre ordered menu which meant service was perfect. Views of mountains from some rooms and also from outside sitting area. Options to dine in the evening available with a good choice of food and highly recommend the steak pie. Lovely quiet location and perfect for visiting places"

"We love the Leeming House Hotel, it is sad though that since it was Trust House Forte, it has gradually become tired, some of the exterior paintwork needs urgent work, the gardens are not what they used to be, the rooms are fine, however loving the contemporary furnishings for the period of the house, it is disappointing that it is all a bit tired, some paint could be bought and A Little love put into the building. On the side of service, I am disabled and my wife went downstairs to get some tea at The about four or 430 in the afternoon and she found someone to order it from, because there was no telephone in the room from which to order room service! And she needed two trays of tea as her sister and brother-in-law were going to join us for tea and she was told that was no problem, but it would be £20 to deliver the tea, incredible for a Hotel of that quality to blatantly charge for something that is a normal service is incredible, obviously we were happy to pay for the tea but it was the delivery also my wife asked for some biscuits and they said they didn't have any!! After lunch with my coffee I did ask if there was any chocolate and Jeff the weekend manager who is so nice said they don't have chocolate in the building however he went away and found some delicious home-made shortbread, what happened to that teatime!! The next morning we had a very nice breakfast, although the enjoyment was dampened as my sister-in-law asked for a latte to be told that was an extra charg"

"Fantastic location, unfortunately had a few maintenance issues with condensation and water pooling on the lower floors, which was resolved next day and managed to work around for the remainder of our stay. I would recommend is suitable for family of two adults and two small children, as bunks really only good for shorter people, certainly not tall teens or adults. We did manage to enjoy ourselves and have a good time regardless."

"Fabulous stay at UllswaterWe had family staying in the Hotel as we were all at a family wedding. We enjoyed our stay here which was value for Money when you look at the hotel prices, everything about our stay was perfect, we couldn’t fault anything and we were a family of 5 with a baby, so not the easiest to accommodate, we will be looking to stay again if we’re ever in the area."

"We were a large family group staying for a long weekend with pets.The house is in a beautiful location with stunning views around and across Ullswater. It is set back from the road, amongst trees so very well hidden and away from other properties. The drive up to the house is very bumpy so take it slowly - red squirrels were out and about near the bend and tumbledown hut which was lovely to see.The house itself is beautiful - very well appointed and comfortable. There was enough space to relax and enjoy company and to share meals in the dining room. There was a welcome pack of goodies in the kitchen when we arrived which was appreciated and was a thoughtful touch by the host - everything you need is provided (except tea towels) within the kitchen - it did get a little cramped though when there were more than 4 people trying to serve or prepare food at a time.All the bedrooms were exceptionally clean and tidy and the beds very comfortable - one drawback when you are a group of adults over 50 were the bunk beds - there are 2 sets of them and are not ideal for use by the older generation. One room with them in was big enough for 2 singles and so would have been better for us but understand that all ages have to be catered for.Heating was easy to use and the property warmed up quickly The short walk to the private beach area is easily accessible and would be a lovely place to sit on warmer evenings enjoying the sunset and a beer.Overall, it was an excellent property."
