The property itself is very nice and clean. No microwave in room but there is a coffee maker. Finding the room is extremely difficult, even with a GPS and Google Maps. We had to call the owner to find the place. There are two properties, Happy Trails East and West, so be clear about which one you reserve. When asked if breakfast is included, we found that it is served at one of the properties and it is $20.00 per person which we didn’t do because that’s extremely excessive and we have never been charged separately for breakfast at any other B&B where we’ve stayed. We got a very nice breakfast at a local restaurant for way less than $40.00!!

Everything was great. Clean, nice view,comfortable. The only negative was no hot shower. Water lukewarm. Had to move the microwave to reach a plug to turn it on. I suggest they get an extension cord if they want to leave it placed where it is. Otherwise great

I was happy to find this place nearby Bryce Canyon in Tropic. It is set up adjacent to someone's home. The room itself is newish, clean and gives you what you need. I found it a good value. I would stay here again when/if I come back to Bryce and need a place to stay.

We stayed in this charming place for several nights. The location for visiting Bryce Canyon, Scenic HWY 12, and Capital Reef was perfect. Archie was very helpful and took care of all requests including best places to eat around Tropic - The Showdowns restaurant was excellent! The only somewhat negative thing is the walls aseem thin - one may here their neighbors conversations or TV.

This was a very nice place to stay. I would, however, suggest putting a Kleenex box in the room. Blackoit curtains would also be helpful. Otherwise it was good.
