Gery clean and convenient location. Everything is at a walkable distance. The only challenge is parking although there is public parking at a 5 min walking distance. There is parking beside the hotel as well if your are ok with the rates.

I want to offer a detailed extensive review to help you make a decision and I did that but there's not enough characters here so please read a lengthy detailed review that will be most comprehensive for you. I just spent five days there and it was fabulous. Please read the review by googling the Greenview hotel and you will see my review by Robert r. I loved it so much I wanted to try to tell people information to clear up where I see some confusion and other reviews as well as to tell you some things that were pleasantly surprising to me such as the rooms having cabinets stacked with dishes and glassware and utensils. Extremely quiet property. Never a problem. Location 500 ft from the entrance on Lincoln road to the Lincoln outdoor Mall. Don't even look anywhere else.

Not clean. I would not be here again. The staff are super nice, and I was able to check in by myself, the room is opened by a lock opens by a 4 digits. Which is convenient for me. But because of bad cleanliness, I will not come here.

Great price, very walkable. Front desk is limited hours, had to get towels and coffee from the front desk. Had to use a code to get in the front door (which I kept forgetting). Close to the beach and lots of food and shopping.

I Didn't get to stay here as planned due to bad weather/flooding in Miami. Flight canceled multiple times. I asked for a refund, partial refund or even credit since i PHYSICALLY was unable to get there. They denied everything and wished me well. I hate when business & money making trumps empathy. I’d never choose to stay here or any other local hotel. I’ll just stick to the chain hotels (Hilton etc.) from here on out.

Great location. We got free early check in at 1:30 pm. They include chairs from a hut down at the beach ($20 fee per day for umbrella) . The floors and the bathroom were a bit dirty when we arrived, and there was a dead cockroach under one of the beds. They didn’t clean our room at all for a 5 night stay, despite saying they would remove the cockroach that day and clean the next day, neither happened.
