We liked the location most of all. There aren't any "extra" comforts as though one were at regular hotels. This is more of an upgrade to camping site. There is no AC (but is not needed though, truly), no hot water at night, breakfast is not a full breakfast (coffee and snacks only), TV too small for room (spacious room though with big beds). One pays for location basically. After a day at the beach one can get back to hotel, get cleaned up, and head back walking to dining options down the block. (Or Downtown is 10mins drive, not bad)
It is safe and quiet though. The facility provides the necessary minimum comfort of shelter and still one can hang out after sunset. It's pet friendly which makes it fun as well. (See different dogs). If they were to improve their impression, they could upgrade the toiletries, the breakfast and all day coffee. Just with that it'd be a different feeling. And...old mattress is never good at hotels.
