“The staff was very friendly and helpful. We chose this property because it was the only traditional hotel within walking distance of an event we were attending (Franklin Blues and BBQ Festival) so the rates were probably higher than normal. Our biggest complaint was the free hot breakfast. All 3 mornings were the same. Tasteless sausage patties and scrambled eggs. A handful of high carb offerings. Weak coffee and rock hard butter. The problem with Franklin is there are no restaurants "downtown"……

“Our room appeared clean until I went into bathroom and found hair on the vanity, so I cleaned it myself. As I was getting into the shower I grabbed the floormat and it was soaked and again had hair on it. I had called the desk for extra pillows and when she came I had showed her the bathroom and bathmat she offered to bring me a new and that was all! No care if our room was actually cleaned! Will not recommend!”

“When I pulled up, the property looked deserted. Called to summon desk to check me in. He was very polite. The top safety latch was missing on my door, which being in the hotel all by myself was a little unnerving. Literally, I was alone with no hotel workers. There was no breakfast set up. I will say that everything looked very clean. Almost looked like they were working to fix up. Paid more then I would have expected for what I got. ”

Because of that, I want to offer some honest and constructive feedback from my stay.Unfortunately, the cleanliness and overall condition of the property need significant improvement. The bathroom, in particular, did not feel clean or inviting, which made it uncomfortable to shower or even brush my teeth. The sofas appeared heavily soiled and would benefit from either deep cleaning or replacement. Updating the furniture — even……

“We had a fantastic weekend staying at the cabin. We caught fish in the pond, the walk around the pond was about a mile or so . Firepit was great , plenty of firewood. Great location . Friendly community . Would definitely stay again! ”

“My sister and I return to the River House every fall. The hosts, David & Betsy, are wonderful. A large rain storm came the day of our scheduled departure and we requested an extension to our reservation. They generously agreed and made the extra night complimentary. This year we saw four eagles fishing on the river. Emlenton is a cute, quiet town with everything a visitor needs. Great stay!!!”
