Cons: Bathroom smell should be dealt with.
Conveninet location, but, rather noisy. The bathroom smell was unpleasant. However, I suppose we got what we paid for.

nice room and bathroom. good location within the centre of Lucca. Have given it a low 'facilities' rating, as when we arrived there was a note asking us to call the hotel's staff in order to be let in. For anyone without a phone (like us) this is frustrating, and poor service.

The room was beautiful, clean, and pleasant, and if you have no need of a kitchen, I would recommend the hotel. However, we chose this hotel because of the access to a "lovely" kitchen, since we were working on a tight budget. The kitchen itself was okay, and although there were plenty of plates, there was only one wooden spoon with which to cook. Additionally, many of the dishes were not fully clean. There was no soap with which to wash dishes. It would be kind to say that the only available sponge was disgusting. Finally, I was most irritated with the lack of supplies. At most hostels and guesthouses, there is at least a small supply of leftover flour, spices, oil, etc. that other travelers leave behind, but here there was practically nothing except a tiny bit of sugar and a similarly tiny bit of instant coffee. Of course, I do not expect the proprietor to provide these things, but at least to leave the supplies left by previous guests. Our shopping trip turned out to be much more expensive than we had planned, since there were essentially no ingredients in the kitchen. So ended our attempt to use excellent, delicious, fresh Italian ingredients to make Italian food at a more affordable price than from a restaurant :(

This B&B is just a few rooms on the second floor that all share a kitchen. Our room was pretty big for an Italian hotel room. It was clean and best of all it was a great location - within the walls of the city and at the end of one of the main streets. There is no a/c though and it is a little loud with the windows open all night - but definitly tolerable. The biggest hassle is that the owners are not on the premises. So, unless you get really lucky and catch them there, when you arrive you will need to call them so they will come and let you in. To do this you need to buy an italian phone card (minimum 5euros) just to make a quick call to get into your room. They do show up right away though and the owners were very nice. If you aren't demanding and just want a clean place within the city walls, I would recommend this place!
