Don't spend your money here

Pros: The view of the beach was beautiful
Cons: The living space
Location: Was good
It was very dirty the carpets looked like they were 20 years old and never cleaned. There were holes in the wall the tolilet seat was broken off sitting on the floor by the door. Had to wash. The sheets before we would even use the beds. When I called the office to talk to them they didn't care how bad it was because they had our money an we were stuck there!

Do Not Stay Here!!!

The pictures it showed on the internet were NOTHING like the room or hotel itself....it was not that clean or pretty, it was far away from the beach and it said it was beach front. For the price I paid you could have stayed at alot nicer place. Checked out the next day and found alot nicer place and on the beach and closer to everything.

The bathroom was so disgustingly run down, that I was afraid to use it. Fortunately we were only there for 2 nights so my husband and I suffered through it. The air conditioner was not working on arrival therefore we wasted time waiting for the maintenance man to arrive and he could not fix it so he had to call the "real" air conditioner repairman. The condo did not overlook the beach as advertised and there was a roach in the kitchen. The mattress was most uncomfortable. I will not be making reservations at the Sunswept Condominiums of Panama City Beach again.

Cons: Off-site check-in location
Location: Older property, but quaint, quiet, and a nice place to stay for families.
Upon check-in at Royal American (which is an off site location that wasn't indicated by the travel arrangement itineray) I was met with additional charges of security deposits, cleaning fees, etc that totalled more than the night stay. I specifically asked these questions when talking with the booking agent to which I was told there were no additional fees. Immediately I contacted Expedia and after about 2 hours of holds and research I was refunded the "non-refundable" deposits. Thank goodness the phone conversations between myself and the booking agent was recorded. Expedia was diligent and fair as they discovered error on their end. Now the property itself is somewhat older. I will say that our condo was clean and in perfect working order. We were beach front in Unit #108. The properties were built in the 1970s so please be mindful that this is not a newer high rise with all the plush ammenities but it was a great place to stay for a weekend or longer. I would definitely return and stay with this condo property. I don't know if I would use expedia for the booking.

Toliet Water

Location: It is not Beach.
Expedia told me there was no cleaning fee, but there was a $75 cleaning fee and $45 damage wavier. We got to the room late, so we went to bed right away. At 6 in the morning, I woke up to use the restroom and the toliet would not flush. I called right away and they said they would send maintence as soon as they arrived. When no one showed up by 8:30, we called again. He came out and plunged the toliet. A few minutes later, it still did not work. He came again and plunged. Later that day, the toliet overflowed all the way into the kitchen. Our plans to eat in for lunch were ruined. They came out again and snaked the toliet and mopped the mess. By this time, we were requesting a new room. We did not get it, they said it was fixed. It wasn't. I ended up walking to the pool house to use the restroom anytime I needed to go. WILL NEVER STAY THERE AGAIN!

I took my 2 children on vacation for the first time just us and i was very pleased with the location and nearness to the beach it was easy to get in and out of the only negative thing i would say is i was not aware that i would be driving to a different lacation to heck in and as a single mother that would have been good to know but otherwisde our stay was very nice

This was a great place to stay right on the beach. Not luxurious, but very comfortable and convienant. The beds were a little hard but the view from the private balcony made up for it. Mostly families were staying there since it is located on a quiet section of PCB, the pool was great too! I will definetly stay here again.

This was a great place to stay and have stayed here two times once in 2007 and again in 2010. One of the things that bugged me was that the hotel (Royal America) knew that we were staying a full week and all they gave us was ONE garbage bag!!! Plus they give you a tiny tiny bottle of dishwashing detergent, no dishwasher detergent and only 2 rolls of toilet paper. GIve me a break!!!! Other than this Sunswept is a great place to stay.
