There is an office/second living area just off the kitchen which is ideal for either reading/conversation or even setting up for young kids. The featured room of the home is the large living room with spectacular skyline and ocean views. The home has a sloped driveway and is slightly up the base of Mt. Soledad.
The home has fans and central air conditioning, and if you prefer, the Pacific Ocean creates a true cross breeze at all hours of the day by simply opening doors /windows on each side of the house.
The house is kid friendly and has many toys and games (soccer ball and nets, a football, corn hole, ring toss, large Jenga, blocks and little babies toys).
All bedrooms have blackout curtains.

RENTAL TERMS AND CONDITIONS
Definitions:
"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.
NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
- Primary renter must be over the age of 30, have a fully verified profile and previous positive reviews inside the booking platform.
- Host may request a photocopy of renter's ID for verification before check-in.
- This is a private property and the host reserves right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. While we expect the schedule days and times to be
Tuesday morning (approximately between 11am-1pm) for Landscaping maintenance and every Friday for Spa maintenance - that can change without notice to us. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay.
Least these basic rules:
-Absolutely NO smoking of any kind (minimum $500 fee for deep cleaning)
-No parties or events and no noise in outdoor areas after 10 PM
-No additional guests not accounted in the original reservation
-Fees occur for early check-ins and/or late check-outs - when they are available
-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.
Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.
Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency.
Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.
These may include, but are not limited to:
• Gas and electricity
• Water and sewer
• Trash and recycling
• Internet and streaming services
• Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking
These fees may be assessed as either:
• A flat monthly fee, or
• A fee calculated as up to 5% of the monthly rent.
Such fees may be collected directly through the Airbnb platform or invoiced separately as permitted by Airbnb policy. For estimation purposes, please assume an additional fee equal to 5% of the monthly rent unless otherwise specified in advance.
By confirming your reservation, you acknowledge and agree to these terms.
This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.
Fire and Fire Safety. Occupant is notified that the Property may be located in an area susceptible to fire, and as such Occupant agrees all conform with all applicable fire codes of any governmental authority, and ensure safe and reasonable use, management, and extinguishment of any fire places, bbq's, smoking (if permitted), fire pits and any other device or act involving the risk of fire. In the event Occupant discovers any fire related safety issues, Occupant shall immediately inform Manager and cease and desist immediately from undertaking, or continuing usage until inspection, remediation (if necessary) and written approval by Manager that use is permitted. Flammable substances and solids, such as gasoline, benzene, naphtha, cleaning fluids, explosives, and fireworks may not be used or stored on the Property. Lighted candles, incense, kerosene lamps, halogen lamps and tenant installed electric heaters may not be used in the Property. ALL COOKING MUST BE CONFINED TO DESIGNATED COOKING AREAS.
