The hotel is a stones throw from the Leaning tower of Pisa. In some rooms you can get a view of Pisa from the window if you lean out. The rooftop restaurant has good even better views. That's all that's good about the hotel.
The negative is that it is very dated, it looks like it was an amazing hotel 30 years ago, but many improvements are needed such as a fresh coat of paint. Also, there is no parking, they give you a piece of paper allowing you to park within the white lines where locals can park but it's almost impossible to find parking there. Also, they will charge you for this paper at the end of your stay without telling you at the start that it will cost money (but they were friendly and when I told them there was no parking in the white lines, they didn't charge me). If you find parking in the white lines, you have to renew the piece of paper every day. Blue lines are a bit further away and cost more money to park every day but you'll find parking there and pay in advance at the parking meter. Pisa in general is a 1 day trip as there isn't that much to see there so you should avoid boooking a hotel at all. All the other hotels do not look any better than this one.
Overall it's an OK hotel, the rooms are not great but they are not the worst. They are clean and look fairly tidy. The insulation is bad so you hear everything from the outside but it's not a busy city in the evening so you can get your sleep. Compared to other Italian hotels, you won't be disappointed
