The staff were very nice, and the room was good, as you expect in a very central location.
The area around the hotel wasn't ideal for me, as it is the red light district. Good for my co traveller.
Not bad compared to many others around the world. People are friendly enough if you are into that thing. Overall, the hotel and staff was nice, but being a bit more mature, I wouldn't stay in that area of Shinjuku.
the location is good and it is cheap, but it is not a clean place at all and not a very nice experience to stay here. The lobby and hall ways have a very strong bad smell - like ammonia. The bedrooms look OK at first, but the air conditioning and air filters haver not been cleaned, some rooms smell of stale smoke, and you see more stains and signs of dirt the more you look. I found a louse crawling on the wall in my room. I would not stay here again. There are plenty of other options in this area that are not that much more expensive. Worst hotel I have stayed in in Japan
