Breakfast is not included. I did get an upgrade to a room with a balcony and view of harbour, so that was nice. Location is great and if you're lucky to get water-facing the view of city hall and harbour are amazing.

This was our first time at Colby House although we have stayed at 3 other properties owned by this company. It was beautifully decorated and the bed was very comfortable. It was very clean. I hope to stay here again when we are in Kingston.

Got there well after check in time. When i walked in there was two pairs of shoes at the door, ladders through out the living room, tools, curtain rods on the ground, all the couches where pushed in to the center of the living room.
