If you intend to host day visitors and anticipate surpassing the MAX SLEEPING occupancy of the home at any given time, categorizing your gathering as an "LARGE GATHERING," you must adhere to LARGE GATHERING OBLIGATIONS: • To proceed with your special large gathering request, a mandatory signed LARGE GATHERING CONTRACT, distinct from the Rental Agreement, is necessary. A non-refundable event fee of $600 applies. • The total guest count, encompassing both day and overnight guests, should not exceed 28 guests—no exceptions. You will be asked how many of your guests meet the minimum renting age of 25 years. • Accommodating the maximum occupancy requires a completed contract for additional external commodes. We are available to assist with arrangements through a rental company. • Septic: In light of septic system limitations, surpassing the maximum occupancy mandates additional restrooms. Violation of this policy may lead to fines and responsibility for septic system damage. Damages to the septic system are not covered by insurance. • Please note that the home is not designed for extensive indoor large gatherings. In case of inclement weather, consider alternative arrangements. Outdoor gatherings require a contingency plan for inclement weather such as a tent or restaurant reservation. We are available to assist with arrangements through a rental company. • Parking is limited to 6 vehicles. Street parking is monitored and restricted. Exceeding occupancy without an LARGE GATHERING CONTRACT, grants us the authority to promptly terminate the Rental Agreement, escort you off-premises, and issue no refunds.
