The property is in a good location, many drug addict encounters however. The property is clean. Food is terrible for breakfast buffet. My husband had an incident of cutting his head open on a side table while reaching for some water, and I requested 1 night free for the inconvenience of staying up to make sure he did not have a concussion. Nothing was offered and they were very rude

Location, location, location. Good base for exploring Vancouver. Included breakfast is your average hotel breakfast. Gym could use some upgrading - Peloton. Rooms are spacious, beds are comfortable but AC is very loud. Would stay again if in town.
