I was in town during July for a conference at UT. I picked this hotel because of it's walkability to UT and to downtown. Not many restaurants nearby. The breakfast buffet ($19.43) is too expensive for what they offer. I had to rely on the 7-Eleven on the corner for snacks and drinks since I didn't have access to a car and after a long day, the last think I wanted to do was walk far in the 100 degree heat to get dinner. The pool doesn't have much character/atmosphere to it. Everything was brown...the chairs, the tables, the ground, the walls..boring brown. The room was very spacious. Plenty of room to spread out. It was nicely furnished. The kitchen had a small microwave oven, full size frig/freezer, dishwasher, and moderately sized sink. The bathroom had a nicely sized counter and mirror and modern shower. The grout was grey, but I could tell that there were darker patches...maybe mold?

The location of this hotel to downtown is great. It is not quite on the level of a 3 star though. The bedding and furniture is simpler and less luxurious than a 3 star. It's truly probably a 2-1/2. I also expected suites and the rooms were a little small with full size beds instead of queens. The lobby is also a little small for group gatherings. The walls are thin and I think it was a bit noisy. However, there were several school groups there so some of that is unavoidable. The staff was outstanding and were able to accommodate our tax-exempt status easily. They were very "no-hassle." I would stay there again if the price were lower. I was willing to pay more because I thought it was a suite hotel.

Loved it! Staff was friendly, complimentary breakfast was excellent and facility was clean. The only downside is, the hotel entrance is located just pass a major street, gas stations and eateries. However, to get to any of that, you have to drive almost a half a mile up the feeder road and make a u-turn and come all the way back to get to a McDonald's and gas station that's literally in walking distance. But other than that, NO COMPLAINTS. Will go there again.
