Pros: Incredible Staff and Cozy Bed

Location: Close to Dadeland and The Falls Malls. About 25 mins from I95, just head south on US1. Very easy to find from main road.
Exterior of Inn could do with a little help, looks a little rundown from the road. But the rooms are very cozy and the beds are to die for...wish I could take one home with me. Rooms need an upgrade, but it was fine for a overnighter. Very close to Dadeland area and right off US1, so easy to find. Staff was incredible, check in took less than 5 mins and very welcoming. Breakfast could have been a little bit more inviting, but it was just enough to get you going.

Pros: convenient location to shopping
Cons: updated bathrooms, carpet, mattress.
Conveniently located to the Falls shopping center (about a mile away) and Dadeland Mall about 5 miles away. My husband & I (with a 30lb dog) had planned a shopping trip from the Keys and this hotel was chosen because it was lowest-priced pet-friendly hotel in the area. That said, it was the most we have ever paid for a basic motel room. Bed mattress was lumpy, in-room air conditioning unit was very noisy and we could hear noises from people walking past outside the room. There were stains on the carpet and the bathroom was functional but dated. In the room there was a small table with 2 chairs in addition to a desk with a desk chair. We had expected and paid for a queen sized bed but we were pretty certain it was not a queen sized bed, more like a double/full sized bed. The check-in staff were efficient, welcoming and friendly. Breakfast was served buffet-style in the adjoining restaurant and we were surprised that it included freshly cooked scrambled eggs and bacon along with the normal mini-muffins, yogurts, cereals, bagels, English muffins, juices, tea and coffee. There was a toaster you could use. We did not use the swimming pool. There is a very pleasant strip mall next door to the motel about 2-3 minutes walk along the sidewalk that has a couple of restaurants, coffee shop, smoothie bar and breakfast place and a few stores. We walked there with the dog and it was a very nice walk.

The room smelled horrible. When I called the front desk they advised housekeeping ends at 4pm. The front desk clerk offered Lysol disinfectant spray. There was a used washcloth hanging in thE shower. The coffee package in the room was already opened, even though it was in an individual package. When I asked to be changed to a non-smoking room they advised they could not make any changes because the room was booked through a third-party (hotels.com/Expedia). I will never stay there again. It's really gross not very family friendly.

Pros: Free breakfast
shower handle wasn't working and we had to be moved to a different room. It wasn't anything exceptional. it looked like an old building.

Pros: Location, location, location!
Cons: Total remodeling and repainting. Needs room refrigerators, like other hotels.
Location: Close to our family, Publix. Ate at Fuddrucker's. Visited Fairchild Gardens, Deering Estate for sunrise service.
If our family did not live so close by, we would have paid extra to stay elsewhere. Actually it would have been cheaper to stay elsewhere and in a newer hotel. Beds not so comfortable. Rooms dingy and carpet/bedding needed to be replaced. Breakfast not so appealing, partly because of old, dark dining room.
