"We were a 3 generation family of 10. Overall very good, a lovely pool and a games room with table tennis and table football. Rome was reached by train from Terni. ( but check ticket prices as it varies enormously depending on the train) Lake Bolsena, Orvieto, Todi, Spoleto, Bagnoregio and Cascade del Marmore are all easily reached by car. Village pizzeria is excellent. We drove from Rome Fiumicino Airport, very easy using Autostrada. My family all enjoyed the soft river rafting near Marmore....

"This was the type of property we were looking for. This was a trip with my wife and me and our 4 adult children. We loved the location away from crowds but close enough to get to every where in Umbria for day trips. If you are traveling in the summer, just be aware there is no air conditioning. Probably not as big a deal if you aren't used to a/c as us spoiled Americans. But with temperatures near 100°F there isn't enough natural air flow through the house to cool it off.
