“Failte” Welcome to my home in Irish. This is a comfortable newly built modern home, ample space for guest to enjoy their stay. Set in the heart of the beautiful Villa Heights neighborhood, only a 5-minute walk to places like Amelia’s French Bakery, Free Range Brewing and the Hobbyist. Also close by (15-minute walks or cheap Uber/Lyft rides) are Noda, Plaza Midwood and downtown Charlotte.
House is setup with everything guests may need to enjoy their stay and I am available for any suggestions. **We do not provide shampoo and conditioner**
The home has a private entrance for all off the front deck, with an open feel communal kitchen/living/dining space.
There is a butler's pantry off the kitchen with built in wine fridge if guests wish to enjoy a drink or two (BYO). A cozy cocktail area to enjoy one's drink/company to the left of the butler's pantry. Deck off the back of the house with a large fenced in back yard. Three large bedrooms upstairs with plenty of closet space and two full baths, the master bath has a massive soak in tub. Washer/Dryer available on the same floor as the bedrooms.
Guests have access to anything not labeled “Owners Space” in the building which is limited to a couple of storage cabinets (cleaning equipment) and the entry room to the right as one enters the house.

These rules are in place to ensure you have a great stay while also adhering to the property owner's rules. These rules are also in place to prevent additional costs which will be passed onto you if preparation for future guests is disrupted.
Please take the time to read these rules and share these with your guests. By booking this property, you are entering into an agreement with the Host to abide by the house rules and any associated fines for violations.
QUIET HOURS You must adhere to quiet hours inside and outside the house on the property between 10 PM to 6 AM. The listing is monitored with a noise level device and sends notifications to us when the sound level exceeds our threshold of 85 dB (decibels). During quiet hours noise may not exceed 85 dB. You will receive ONE warning for excessive noise. If the sound level continues to exceed this threshold after the warning, you will be fined $100 and removed from the property and you will not be eligible for a refund of your stay.
The property is also monitored by surveillance cameras located at the front and back of the home which will record and alert us by notifications of activity going on. There are a total of three cameras. Two at the front and one at the back of the property.
NO PETS Absolutely no pets are allowed without written permission. There is a $500 fine for pets that come into the unit without prior written permission, this will be taking immediately from one's security deposit.
NO DRUGS ON SITE Drugs of any kind not limited to vaping, JUUL or marijuana etc. are prohibited anywhere on site, including outdoor areas, decks or balconies. If you are as smoker, we strongly recommend not bringing smoke products inside the property and to smoke cigarettes on the front deck only. Any strong smoke/marijuana odors reported by our cleaning staff during your stay or upon check out will result in a fine up to $1,000 to remove smoke odors in the apartment and furniture with an Ozone treatment. Again, this will for forfeited directly from your deposit.
If drugs or drug paraphernalia is found in the unit you will be fined $250 on top of the above, this will come directly from your deposit.
OCCUPANCY LIMIT No additional guests may enter the unit if they are not on the reservation unless given approval in writing via VRBO message. A $80 fine per guest, will be assessed if extra guests are found on site without written permission.
CHECK IN AND CHECK OUT TIMES Check in: After 4 PM Check out: By 11 AM
Please note that these times are strictly enforced, and that arriving before 4pm or checking out after 11am without prior approval is against our policies. Failure to abide to these requested check-in and check-out times will result in a $50 fine for every 30-minute violation before or after the times provided.
TAMPERING WITH FIXTURES ON CEILING You may not tamper with any fixtures on the ceiling including smoke and carbon monoxide detectors, motion sensors and our noise monitoring device without written permission. There is a $50 fine for each tampering event because it requires the devices to be reset. Attempts to tamper with these devices are sent to my phone immediately.
NON-REFUNDABLE RESERVATIONS If you book using VRBO non-refundable reservation option, it will give you a 10% discount. Please understand that we cannot refund your reservation under any circumstance if you use the non-refundable reservation option.
CANCELLED RESERVATIONS Please understand that we cancel your reservation due to breaking any of the house rules related to all the above no refund under any circumstance will be provided for your reservation. Deemed caused by the guest.
PHOTO ID REQUIREMENT A valid photo ID must be emailed to us prior to your arrival so that we always have the details for the individual responsible for the reservation. If this is not provided, we will cancel the reservation and base the cancelation on non-compliance of the house rules.
REPAIRS AND MAITENENCE We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs or amenities. Please report any inoperative equipment to us promptly. We will make every reasonable effort to have repairs done quickly and efficiently. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA.
GOOD NEIGHBOR POLICY You agree to abide by all rules and regulations set forth by local ordinances, which includes a "Good Neighbor Policy". You are advised to keep in mind that short-term rental properties are located in quiet, private neighborhoods and/or residential apartment buildings. Please respect our neighbors. Anyone found to be violating noise ordinances will be subject to an initial $250 fine followed by a possible removal in egregious circumstances. Guests will not be given any refund for issues related to noise ordinance violations. Possible violations include, but are not limited to, sound amplification outdoors, over occupying parking areas, over occupying rental property, and failing to follow your agreement with the House Rules. Quiet hours are strictly enforced between 10:00PM-6:00AM and no outdoor music or noise is permitted during those times. There are no parties allowed at this property of any sort.
Obligation to Follow Rules + Surveillance Each property may be monitored by video electronic surveillance on the exterior of the house for guest security and to ensure that the rules are respected. Guest acknowledges that this Property may be under 24-hour exterior surveillance and security monitoring and patrols. Properties may include noise alert monitoring systems in order to ensure that neighborhood noise levels are respected.
No Event/Party Policy Unless otherwise authorized in writing by the Host no gatherings, loud celebrations, parties or other private events (collectively "events") are to be held at the rental property during your occupancy. Holding an event without receiving prior approval, permit or permission from the Host is considered an abuse and breach of these Terms and Conditions and is cause for immediate termination of occupancy. Upon any infraction of rules, Host may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposits. If deemed necessary Host will contact the Police.
VIOLATIONS REQUIRING REMOVAL FROM PROPERTY If we must dispatch our security company to remove you from the unit for any violation of our house rules an additional $150 fine will be applied to cover the cost of the dispatch, key recovery and property walk through. This is our cost to safely remove guests from the property and this cost will be reimbursed and paid for by the guest in violation.
DAMAGES If you break it, you will be responsible to pay to have it fixed or replaced.
ALL GUESTS hereby acknowledge and agree to follow all house rules, neighborhood/building rules and city laws and ordinances. By booking and checking into the property you are accepting these house rules

Ensure any opened windows are closed and lock prior to checking out, furniture is returned to places where it was found prior to checking out.
Any damaged/missing furniture, utensils, cutlery etc, will be charged to the guest for replacement of like quality items and recorded for VRBO. All charges are taken from the deposit.
