Stay in this welcoming guesthouse consisting of 2 units in Montebello where the mixture of urban and suburban feels will bring you relief after a long day of exploring LA’s major attractions, shopping districts and dining spots. Reservation is for 2 separate units containing 1 bedroom each, equipped with its own kitchen.

Perfect for 2 couples that want their own space, business travelers, and families, this property is expertly cleaned and sanitized thoroughly using CDC-approved cleaning products and supplied with professionally washed linens and towels.

With a total size of 900 sq ft, the entire listing consists of a rear duplex unit (back portion of the front house) and a detached guesthouse which are both accessible via private gated entrance.

BEDROOMS:
• Room 1: Bedroom in the rear duplex unit has a queen bed in superior quality mattress, hypoallergenic sheets, soft headboard, plush pillows and also closets.

• Room 2: Bedroom for the detached guesthouse unit has a queen bed with thick hybrid mattress, hypoallergenic sheets, comfy headboard and cloud-like pillows.

BATHROOMS: With 2 bathrooms, one is located inside the rear duplex unit while the other bathroom is found outside the detached guesthouse. Both are equipped with hot water and fully supplied with essential toiletries like soap, shampoo, toilet paper and hair dryer.

KITCHENS:
• Middle duplex unit: Furnished with gas stove, microwave oven, dishwasher, kettle, toaster, refrigerator, pots, pans, knives, and other basic cooking and dining essentials.

• Detached guesthouse unit: Equipped with gas range stove, refrigerator, dishwasher, microwave oven, water heater, toaster, knives, and other basic cooking and dining essentials.

LIVING ROOMS:
• Middle duplex unit: Has widescreen TV (with access to Netflix, SlingTV and Amazon Prime Videos), bookcase, comfy sofa and refrigerator.

• Detached guesthouse unit: Prepped with a wall-mounted widescreen TV (with access to Netflix, SlingTV and Amazon Prime Videos), daybed, closet, table and chair.

PARKING AREA/ OUTDOOR: There’s a common area patio with a table and 4 chairs and street parking is available.

AC/HEAT: Quiet split AC/heating unit is installed around the house for your comfort.

WASHER/DRYER: On-site washer and dryer are available in this property and are free to be used during your stay with laundry detergent provided.

INTERNET CONNECTION: Go on a lag-free video conference call and let the others play their online games simultaneously as the internet speed goes up to 100Mbps+.

ENTERTAINMENT: Aside from the online streaming platforms like Netflix and Amazon Prime Video, there are also other stuff such as board games, playing cards and books that we have prepped for you.

BABY GEARS RENTAL: We have partnered with a baby equipment rental provider to offer professional baby gears during your stay. All products are thoroughly sanitized. Delivery and setup are free of charge.

To provide privacy during your entire stay, we will not be present during your check-in and check-out. All communications will be made via Airbnb Messaging. However, our property manager is nearby and can accommodate as needed on request.

This unit is situated in a quiet residential family neighborhood. Guest is required to be respectful of all quiet hours and to follow house rules.

𝗪𝗔𝗧𝗘𝗥 𝗖𝗢𝗡𝗦𝗘𝗥𝗩𝗔𝗧𝗜𝗢𝗡 𝗡𝗢𝗧𝗜𝗖𝗘: California’s water flow rates are regulated by law, resulting in lower water pressure than other states. Showerheads are limited to 1.8 GPM, faucets to 1.2 GPM, and toilets to 1.28 GPF. These regulations help conserve water, especially during droughts. We appreciate your understanding and cooperation. PARTIES/SOCIAL EVENTS: In accordance to Airbnb's policy, we impose a strict ban on all kinds of mass gatherings, parties, and the likes for this location is in a quiet and peaceful neighborhood.

SMOKING: Smoking is not allowed inside the house or within 15 feet of any exterior door. Violators caught will be fined as much as $500.

CHECK-IN TIME: 4:00 PM (Pacific Standard Time) up until 12:00 midnight via smartlock (The code will be sent 1 day prior to your arrival)

CHECK-OUT TIME: 10:00 AM (Due to the time needed to carry out our extensive cleaning protocols, we cannot cater a late check-out request)

SECURITY: For guest safety, the location is equipped with security cameras that are installed in the driveway and outdoor entry area.
LATE CHECK-OUTS - Please seek permission from the host during your stay. Unapproved late check-outs may be subject to a fee of $50 for each succeeding 30 min in the property, in compliance with our partnered cleaning company.

NO PARTIES/GATHERINGS - Violation of this rule may result in termination of your stay without a refund and a minimum $500 fine.

NO UNAPPROVED VISITORS - We do not allow any unapproved visitors during your stay. Violation of this rule will result in a $50 per visitor per day fee.

NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.

NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.

PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.

OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.

NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.

NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.

NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.

NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.

PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.

QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.

PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.

ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.

RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.

Causes for withholding deposit funds include, but are not limited to:

-Damage to premises or its contents.
-Missing or broken items.
-Required excessive cleaning.
-Not complying fully with the departure checklist.
-Trespassing on neighboring properties.
