There is no better location to explore Livingston and the Paradise Valley, arguably THE most unique and quintessential rebel outposts in Montana. The one of a kind "Mill House" is a 2 bedroom 2.5 bath, spacious piece of art and history.
Architect-restored and designed in 2007, the space is utterly unique from design, original art and fine details. The State of Montana Historic Preservation Society even recognized the designers with a prestigious restoration award. Inside, guests enjoy a blend of modern and 19th century design. Outside is the perfect mix of historic downtown and mountainous river valley.
THE SPACE:
The main floor of the vacation rental includes an open kitchen, bar, dining and living area. Original brick walls and wood floors, large windows and historic molding create a clean contemporary feel. Throughout the rental, local artwork make this a home away from home.
BEDROOMS:
The second floor includes a master bedroom (queen) and adjoining bathroom with jetted tub and walk-in shower. There is also a second bedroom (queen), second full bathroom, and large walk-in closet.
BONUS AREAS AND GAME ROOM:
The basement den is a unique and convivial space with original stone walls and feel of an authentic wine room. There is an area to play on the foosball table, play one of the provided board games, read a good book or watch movies on the flat screen t.v. A queen size blow up mattress and bedding are provided for extra sleeping or lounging.
LAUNDRY:
The stack washer and dryer reside outside the bedrooms on the 2nd floor, with all detergents and things needed during your stay.
KITCHEN:
Full kitchen with all dishes, utensils, supplies and tools you need for meals. There is bar seating as well as a dining table in the open floor plan living and kitchen area on the main level.
OUTDOORS: A private courtyard in the heart of downtown. We provide 4 adirondack chairs on the lawn, a propane grill, shade and peace and tranquility amidst "the city."
HISTORY:
The Mill House, Unit B (one of 4 individually owned condos) resides in an 1890s common western vernacular commercial structure and is one of Livingston’s last remnants of early logging and milling industries. Built and operated by one of the town’s first entrepreneurs, Emanuel Goughnour, the space was first established as Livingston Lumber Company.
Mr. Goughnour supplied most of the lumber, lath, shingles, plaster, doors and fixtures for buildings in town, including the courthouse. Over the years he continued to buy more land, most of which was acquired from the Northern Pacific Railroad. He served as Mayor of Livingston in 1908, and is credited with prompting the town to pave its downtown streets.
The vacation rental building housed Ryan Fruit Company from 1922 – 1934. A later phase was as R D Novelty Company, a business that sold juke boxes and games to “local watering holes and Red Light houses”. It later housed Dollarhide, then Adams Exploration Company.
It is a well-known structure in Livingston, easily identified by the large mural on the side of the building, which advertises: “Coal: Best on the Market”, and was painted ~ 1908.
Acquired through Sotheby’s in 2007, this original Goughnour building is now available for luxurious, loft-style lodging!
For your convenience there is a lock box on the brick by the door to the unit. Guests have access to the whole house and the beautiful common yard area with adirondack chairs and bbq grill.

The property is one of 4 "condos" that are essentially architecturally designed custom homes in the unique and posh complex. You are in the heart of downtown with restaurants, bakeries, bars, shops and essential stores just steps from the home. It is quiet and gated within the yard of the Goughner building condo properties.
You can easily walk to most anything you need in town. A short 3 minute drive to a grocery store as well. We recommend a vehicle for exploring the river, hikes, and of course Yellowstone National Park, which is 45 minutes away.
You are a 15 minute drive to the heart of Paradise Valley - home to amazing music venues, hot springs, spas and destination lodges and the famous Yellowstone River.
The bedrooms to this home are both on the 2nd level, requiring using stairs. There are 2 additional high end blow up mattresses for additional sleeping.
