Overall it was a great location for the price, but I do wish I would've spent a little bit more for a better room and more comfortable bed. The view was awesome and I'm not a fan of huge hotels. I would stay here again.

We asked for an ocean view. We got a view of construction workers. I understand they’re remodeling but that’s not what we paid for. Also, the street is super dark. Kinda scary. However, the staff is super friendly and helpful. It’s right next to the beach. But it feels kinda weird. Locals stare at you a lot.

Very helpful and nice staff. Water in the shower wasn’t warm for long but that’s about it. Right on the beach and in between 2 good restaurants. Would recommend.

Room was nice but patio is actually the public walkway to the pool so literally everyone that walks bu can just look into your room of if the patio door is open for fresh air just walk in

I was in room #8 and it was perfect! Pool right off the beach ENORMOUS room, patio right outside the door. Super easy check in! The door to the hotel is a little hidden, but if you end up at the restaurant they will show you to the hotel door 😍 I'll stay here again next time I'm in Cancun!

Ok! So this would be a big feedback.. First of all.. the pictures in the site ARE NOT the SAME as what we lived in Second of all .. ALL the workers are GREAT , very helpful very friendly and answered to all our questions and inquries as fast as they can so obviously my problem is not the workers My problem and review is dedicated to the Manager/Owner For the price rate it is not we should have got.. the shower holder was damaged we had to shower using the damaged unscrewed cap.. everytime the room was cleaned the towels were different.. the bed was clean and fine but there are no anenties in the room No hot water/tea/coffee/iron The place was a bit messy during the day due to construction going on The room we were in (room 5) the windows had no sign of safety nor it was locked .. literally anyone could come in the room and when we told the workers they said it was safe (which that was the case) but as anywhere you need to feel safe as a tourist! Checkout was fine but we couldnt keep our luggage and grab abite due to one person in the office! PLEASE upgrade this place.. its location is Perfect and being near the sea is perfect but not very inviting

I was very surprised that Expedia would advertise for this hotel. It was miserable. The air conditioner was nasty, no tissues, no washcloths, the washcloth was like a bar rag or hand towel. I do have pictures if you would like to see them or view was terrible. The smell was gross when we open the window. I guess I expected a lot more I was embarrassed.

Poor service - no one at the front desk when we arrived . Room was very dirty and smelled like cat poop. The bedding was filthy and stained. Hotel only had 6 rooms. The photos make the property look bigger than it actually is . The property had no clean towels available. Charged $500 for 2 nights left after the first night . Still fighting with the hotel and Expedia for the refund for the other days . Do not stay here it’s horrible !!!

It's right on the beach. If you like sand everywhere between your bed and the beach, you'll like it. The bed was very short, and my feet hung over the bed by 6". I had to sleep diagonally. There was one crappy blanket that was smaller than the bed. It was noisy every night until after midnight. Lots of people yelling and music. Bed was very low with a mattress on a short pedestal. Night lights were "mood" lights that flash red, green, blue every few seconds. They don't send you info on how to check in until 3 hours before arrival. There is almost no place to park. The sewer was overflowing in the parking area and you had to walk through it to get to the room. This place is a joke. There were no beach lounge chairs set up. They were stacked up and chained down. There was NO hot water one night and one morning - not even warm water. When you turn on the faucet or shower, the water spits and spurts and splashes water all over the room. There are more bad things, but these are the worst.

It was literally on the beach! Playa de Caracol. In fact that is the easiest way to get a taxi to drop you off. It is close to everything. Unfortunately the new manager of the property has her hands full. There is much deferred maintenance. I was there in February and the pool was cold. But if it were warmer would have been a fantastic place to hang out and watch the beach. It is at best an unusual configuration. Located above a restaurant ,at a boat dock inside a wood fence with a gate. No real signage. If you are challenged by stairs this ain't your place. The rooms were clean and well appointed. Although, they were having an issue with the septic system while I was there. I would not call it a resort, hotel or even a motel. It might be called a boutique hotel. But that sounds way to fancy. No gym, no continental breakfast, no elevators, no 24hr lobby. I might stay there again going to or from Isla Mujeres, since it is literally at one of the ferry docks. Also it is right across the street from a large grocery store. So maybe buy supplies for your stay on the island. But there are stores on Isla Mujeres and much more convenient. All of that said I delayed making this review because I liked the new manager so much. She was responsive and helpful. I wish them the best and hope if I stay again I can revise my review to say nothing but good things.

Same review I had just posted I stayed here twice in a week. The picture they use was literally the view from my room. I do wish that I had spent a little more for a more comfortable bed but I don't like the big hotels either… I would stay here again

Nice time. Not the most up kept but nice place.

The stay was fine in room 5 but room 3 the toilet wasn't working. The windows don't lock either. Was a bit worrisome. Otherwise good place.

This was our first trip to Mexico. I booked this property thinking this is a 3 star property and located in a great location. However, when we arrived at night for check-in, we were so shocked to see that it is more like a "Motel" or "hostel" (forget 3 star), which is run by a third party property company. They have a single receptionist who leaves the property at 10pm. Most of the locals don't even know that such a property exists. At the entrance, it is quite dark and scary as there is a local beach access and you may find all kind of drunk people sitting near the entrance. There is no security near property if you have any security issue at night. There is a club at the bottom of the hotel and you could hear loud noises even at night till it closes. There was no water nor wifi in our room for one entire day. The receptionist kept saying that the issue has been fixed and we might have water soon but the issue remained unresolved. We had to vacate the property and book room in adjacent hotel to ensure that we get water. Imagine being without water in peak summer month of May where it is hot and humid. The owner of the property never picks up the phone call and it has been a traumating experience for me and my wife. I felt cheated and I want to warn others to be aware of this scam.
