Tucked away on the edge of the Lammermuirs amidst rolling hills and pastures with the Southern Upland Way on the doorstep, this two bedroom cottage will appeal to families and friends seeking the cosy comfort of home in an unspoilt country setting.

Unwind and relax in front of the wood burning stove
Offering spacious living accommodation, the warm-toned hues of the sitting room enhanced by a fresh scheme of pretty country ginghams, is an inviting space to unwind and relax in front of the large wood burning stove enjoying the views and calming twitter of birdlife from the pretty rear garden.

The large kitchen is well equipped for holiday living with plenty of space to accommodate the four-legged members of your party, while the two well presented bedrooms can sleep up to five guests comfortably with two double beds and one single bed. Additional sleeping accommodation can be provided for two guests on a sofa bed in the sitting room if required.

GROUND FLOOR
Spacious dining kitchen with electric hob and cooker, large fridge/freezer, dishwasher, microwave and washing machine. There is a dining table with seating for six.

Sitting room with generous seating set around a large wood burning stove, TV with Freeview and DVD player and Hi-Fi system. A sofa bed can provide additional sleeping accommodation if required - this must be specified at the time of booking. French doors lead out the the rear patio and garden area.

Bathroom with large shower unit, double basin, heated towel rail and WC.

FIRST FLOOR
Bedroom one with fixed king bed, single bed, double wardrobe, chest of drawers and side tables. Velux window with blackout blind.

OUTSIDE
There is a patio area and terraced garden to the rear of the property. This can be accessed via French doors from both the sitting room and kitchen area. The property enjoys open views across open fields and woodland. A gas barbecue for guest use can be supplied on request. There is a double garage to the rear of the property but please note that this is not available for use by guests. This houses the bio-mass boiler and the owner will require side access to the garage space during the period of any guest stay. The garden is fully enclosed for the safety of dogs and children.

PARKING
Ample private parking is available directly to the side of the cottage.

BABIES & CHILDREN
A travel cot and highchair are available on request.

DOGS
Two well-behaved dogs are welcome but must be kept to the downstairs, uncarpeted areas of the property and are not permitted on the furniture. An outside tap is provided to clean dogs before access to the property. The garden area is fully enclosed.

GUEST AMENITIES
Bed linen, towels and guest toiletries are supplied. Hairdryers are provided.

WI-FI & MOBILE COVERAGE
Free Wi-Fi is available at the cottage. Please note that there are speed limitations due to the rural location of the cottage. Mobile reception is generally good.

Perfect peaceful retreat. Ideal for trail running and hiking
We holiday in Scotland regularly, and The Brambles has been one of our favourite holiday cottages by far. Well equipped, spacious, warm and comfortable. On a minor note, Cleanliness could have been improved, especially in the shower and the water was not very hot (due to a leaking tap). The cottage is ideally located for numerous trails in the hills and of course the southern upland way. Our 2 border terriers are worn out. Duns has everything needed in terms of amenities. The owners Walter and Ann are a lovely couple and left us to enjoy our week. Highly recommend this place and we hope to return soon.

Superb Accomodation
We stayed in Brambles cottage for a week in August. Everything was first class from the quality of furnishing, privacy, outdoor space and peace and quiet which is what we want on holiday. A perfect base to explore the Borders and coastline. Owners were very friendly, helpful and nothin* too much trouble. We will be back. Jack & Marion Dempster

Das perfekte Haus für einen Urlaub im Grünen
Wir haben in dem großzügigen und hochwertig eingerichteten Haus eine tolle Woche verbracht. Die Vermieter waren sehr zuvorkommend und herzlich. Leider war es zuletzt sehr kalt, sodass das Haus bei unserer Ankunft etwas ausgekühlt war. Die Vermieter haben uns jedoch große Mengen an Feuerholz zur Verfügung gestellt, mit dem wir uns eine gemütliche Woche machen konnten. Gerne wieder!
