We booked this property in September 2021. We initially booked a week in July 2022 and shortly thereafter received a message from the owner that she had already rented it to someone else on another site, for a longer stay. We then booked it for a week in June. Unfortunately, the Yellowstone River flooded and affected the entrance into Yellowstone Park and access to many other areas around Livingston due to road closures. We contacted the owner via telephone 1 week prior to arrival and she assured us that everything would be fine by the time we arrived. We then contacted the City and kept a close eye on conditions. We were told there were many road closures. The forecast was for more rain over the weekend and this could be a cause for more flooding. This was completely contradictory to what she had told us. The following day we contacted her via message and told her that we were concerned about further flooding and no access to places we want to visit. We requested either a rebook for next year or 1/2 of the cost of the rental (not even a full refund). She indicated they would be sticking to the cancellation policy and not refunding or rebooking. We replied to her message and requested that they reconsider. She didn't even have the courtesy to respond to that message at all. If you have a crystal ball and can predict a natural disaster this may be the place for you. If not, BEWARE.
