This charming, beautiful and updated turn of the century home sits near the dead end of quiet boulevard - just across the road from the walking bridge to Sacagawea Park which rests on the legendary Yellowstone River. Sacajawea Park is home to weekend soccer games, a fabulous park, picnic tables, a charming lagoon for fishing, walking and watching the ducks. A lively and flourishing Farmers Market happens every Wednesday afternoon in the summer months and the idyllic park regularly hosts music and arts festivals.
The bright, clean and updated home has the charm of a turn of the century western home with all the modern amenities you don't want to travel without. You have the entire home and oversized fenced yard to yourself.
BEDROOMS: 2 nice sized bedrooms upstairs (each with a queen bed) and a shared full size hall bathroom with tub/shower combo. Downstairs is a 3rd bedroom with a twin bed. In the laundry area of the downstairs there is an additional toilet (it is not a full or even half bath as sometimes can be mistakenly coded in various listing sites).
LIVING & KITCHEN AREAS: Upstairs the living and dining rooms are flooded with beautiful light and provide ample space to visit and dine. The full kitchen is update with newer appliances. The downstairs area has an additional living / den space with seating and a smart TV.
OFFICE & WORK SPACE: There is also a quiet and private office room in the basement for those that need to do some work or schooling. WIFI is reliable, free to guests, and as fast as can be purchased for the area.
OUTDOOR & THE AREA: The large fenced yard with a wonderful covered patio has outdoor seating, a propane BBQ grill and room to run around safely and enjoy the gorgeous Montana days and nights. As mentioned before, you are a quick walk over the foot bridge to the Yellowstone River (970 feet to be exact) and Sacajawea park or a 6 block walk to the heart of downtown Livingston where you will find a surprising selection of world class restaurants, shops, galleries, bars and more. The restaurant scene in Livingston has been lauded by Anthony Bourdain, and even has James Beard nominated chefs!

For your convenience there is a lock box with key at the front door. Guests have access to the entire home, yard and detached garage.

Beautiful, quiet, southside neighborhood that is walkable to the park, river, and downtown. The perfect location for immersing yourself in the local feel of Livingston and also providing great access to it's gorgeous and active outdoor parks and recreation scene. You are in a residential area with single family homes, charming sidewalks and mature trees lining the boulevards. You are a short walk or drive to multiple grocery stores, the quaint downtown and a lively music and arts scene.
You are a 45 minute to 1 hour drive to Yellowstone National Park and minutes from the Yellowstone River and many national forests.
Livingston is an extremely walkable town, but we recommend a car so you can explore the sights, trails and other adventures of Paradise Valley and Yellowstone National Park.
You are a few hundred feet from the footbridge that leads to a very large city park and riverwalk area and a walkable 7 blocks from Livingston's downtown area.
