Guests are invited to enjoy the 150 acre estate. Roam along the riverbank and around the woods, lakes and high meadows, with an abundance of wildlife, flora and fauna to look out for. Within easy reach of Exmoor and Dartmoor National Parks catering for all tastes with magnificent pathways, picturesque villages and country pubs. Ideally situated for outings to the Jurassic Coast or to enjoy the sandy beaches in the north of the county.     Coombeland Barns
    The property consists of three adjoining elements at different levels on the side of a hill. It has been tastefully converted to provide a comprehensive facility with 6 large bedrooms, each having an en-suite, and a large open plan Kitchen /lounge. It provided good space and was well fitted out. However, it was advertised as wheelchair accessible and in this are it had serious deficiencies. The central element including the Open Plan Lounge and Kitchen and 2 bedrooms was all on one level. However, access to this was via a courtyard which had a mix of decorative paving slabs and chippings which were not really suitable for a power wheelchair. At the entrance to the courtyard there was a three inch step and at the house an eight inch step. There were no ramps in situ. The bedrooms are large enough for the wheelchair and a hoist to operate and the bed allowed operation without the use of “elephants feet”. Access to the wash basin was quite good but access to the toilets using the hoist was quite difficult and it was not possible for the wheelchair user to access showers even using the shower chair we had with us and. The ground around the Barn had steep slopes which precluded wheelchair transit to the lower level. The staff were extremely helpful and provided a "boardwalk" to get across the patio but the initial difficulty did colour our perception of the location.

    A very disappointing stay - lack of cleanliness and not suitable for young children
    After being unable to get a response from John, I am forced to write a review to alert other users and warn them of this poorly maintained house. Covid-19 guidelines have been issued for other houses we are staying in over the summer so we asked in advance how the house would be cleaned. It was poor; dust, cobwebs, dirty floor and rugs (including food debris that was picked up by our baby and toddler), cushions still in use, cafetiere with old coffee (mouldy), barbecue not cleaned, no rubbish bins so bags of rubbish left outside the door attracting flies and dogs, sweet wrappers, food and toys under beds and chairs. After speaking to the grooms, they said they clean the house and not a cleaning company. Be warned, they don’t do a good job! 50% of bulbs did not work including ground floor corridor - attending children in the night was borderline dangerous. Asked for more bulbs on the first day but didn’t receive any. Outdoor furniture was rickety and dilapidated, unusable. Outside courtyard is overgrown and not a suitable area for our children to enjoy. Extractor fan in the kitchen wasn’t connected and a curtain pole had fallen down and not been fixed in the living space. Top bedroom has clunky wardrobe door which you can’t close meaning it remains swinging open and there is a door with no screws balanced in doorway to boiler room with exposed pipes and tanks. Kitchen towel had been rolled up in lumps and used as filler in the middle floor bedroom window. Ice maker didn’t work in spite us asking about it in advance. House isn’t kitted out for large families, lacking glasses (e.g 1 champagne glass), no children’s plates, cups, highchair or stair gate so if you book it (strongly advise against it) take your own. Diggers in the early hours which should have been communicated to us prior to our arrival. 2 bikes not 4, the pool table is rotten and unusable, and the “darts” is Velcro darts board for children, so don’t get your hopes up that there is a real darts board! We are dog owners, however, the pack of dogs is intimidating. They wear buzz collars, are left free in the daytime and come into the house. The house is their territory and as a result lay in groups outside the doors and bark at you when in the courtyard. 8 people in the party had tummy upsets after 3 days at Combeland. Suspicious of the brown water coming out of the taps, but it may have been the dirty environment. Half of the group left early as felt uncomfortable staying there.

    Trip to Tiverton
    We spent a week there in August 2020 and I must say what a lovely location to be. The property is fantastic and as the sun goes down, you will never get a better view of the stars. The dogs are excitable but they are fine, just want to let you know they are there and were no issue at all. Maggie was first class in looking after us and couldn't be more helpful. We are hoping to go back over new year if possible. My only minor comment would be it could do with a new pool table!

    Lovely large house with plenty of room for all guests. House kept tidy and clean and communication with manager and house keeping was good :)

    Hidden Devon Gem
    Accommodation - fab - great that all rooms had an en-suite. Living area was very sociable - big well equipped kitchen/diner/lounge - perfect for a big family. We made great use of table tennis & pool & also swam daily in the beautiful lake. Wonderful walks within the property. Seeing the horses evry day was a real privilege. The 4 children love everything about Coombeland - we had a wonderful week.
