This hotel (more accurately B&B) was nothing fancy but it is perfectly comfortable and well located in Venice. Very near to the train station and bus station it is ideally situated for arrivals and departures from the beautiful city of Venice. The breakfast buffet was well stocked everyday with a range of continental options. The midnight curfew did not bother me at all but some may find it restricting.

This was my 6th visit to Venice and I've stayed at 4 other hotels and this one was certainly the best. The staff were helpful and friendly and made you feel really welcome. The breakfasts were good, the room comfortable and we very much appreciated the lift as we were on the 4th floor, but this is not something that I you will find in every Venice hotel.

The hotel is only 2 minutes walk from the water taxi station. If you walk more than 2 minutes that because you make a wrong turn. Well decorated and staff is very friendly. We will stay there again and highly recommend it.

We enjoyed our stay here, the room was adequate, clean and location good, we slept in every day because it was so quiet. They do not change your towels every day but perhaps it's a case of "you get what you pay for" and Venice is expensive so we didn't have a problem with this on our 3 night stay as their prices are moderate. Staff were all nice and very helpful. The breakfast is ordinary, not buffet and the only choice of cereal is a small box of cornflakes to be shared between two and bread rolls/croissant. On the second day we bought a packet of muesli at a local deli and bananas and brought this down for breakfast so that we could have the healthy energy filled type breakfast we are used to back home. Italians aren't big breakfast people as we are in Australia so I wouldn't let this put you off staying here!

We stayed at the hotel to catch a early outbound flight. We booked it because of its convenient access to airport and competitive price, kind of late. Good for the price. But I wouldn't spend more than 100 for it. There are better ones in the city (we stayed earlier) if you want stay longer and book early with slightly higher price. We also debated if we needed the short hotel stay at all, as we had a rental car and were driving from Milan over: could have gone straight to airport and wait for the early morning flight. In the end, we thought it was the right choice to stay at the hotel. Our neighbors were talking loud well into 2 am but we cannot lay much blame on the owner. It's New Year's Eve!
