"Decent, clean place to stay."
Stayed here for two nights, rooms/bed clean, hot/cold water worked. Staff friendly, restaurant had decent food/drinks. Wi/fi had trouble connecting but that was no biggie. They were redoing my wing so it had new paint/carpet. Its actually better then some of the older inns in downtown. Would have no problem staying for a week or two if needed. Also a three minute drive to a Wal-Mart, Subway, TJ max, Five guys, and Dunkin Donuts. Its about 5 min drive from down town Newport.

"Breakfast needs work, good otherwise"
We stayed here for a week. The room was just fine! The house is old, with character. The bathroom was just what a knowledgable person would expect for an old house converted to a B&B with an en suite bathroom- similar to many European places we've stayed. The location was great. Parking was a little complicated, due to small parking lots and minuted street parking (as would be expected for the ok'd part of town with historic houses) but the staff was incredibly helpful with parking. The single issue we had was breakfast. Rooms are supposed to sign up for a breakfast time (on the half hour from 8:00 to 10:00, maybe 10:30). But people would show up willy nilly, and sign up times were not enforced. So often we had to wait for breakfast. An issue if you have a set time you need to make for house tours, etc, so plan ahead accordingly to give yourself some flex time.

"Upscale hotel with plush accommodations"
My girlfriend and I made a quick trip up to Newport for a comedy show. The hotel was busy, as it should be in mid August. We arrived late for our show due to traffic but on arrival things were handled very well. Great valet guys to care of us right away with a genuine smile helping us to check in. Check in was quick (pre-book with Expedia, Thanks Kathie) and we were in our room. Front desk got us a cab and we made our show without missing anything. Room was super nice but a strange or inconvenient bathroom set up. Great beds with plenty of pillows so a good nights sleep was had. great experience and can't say enough about the valet guys THANKS.

"Great hotel/Perfect location"
The hotel itself was adorable, clean, comfortable and had a lot of character. The location could not have been more perfect, being right in the middle of the town. Sam at the front desk was extremely friendly and helpful. The complimentary breakfast had a pleasant variety and was never lacking.

We really thought this was a staffed hotel/bed and breakfast. There is no hotel staff at this five room bed and breakfast and you have to go to another location to check in. We preferred to eat out rather than eat in the uncomfortably warm breakfast room. Not a repeat visit planned for us.

"Upscale hotel right on the water."
We had a great experience. The staff was extremely accommodating. We were upgraded to a suite. Don't know why but graciously accepted. I was a bit concerned about the food and staff since other reviews in 2013 took the staff, service and food to task. The hotel explained that they have a new executive chef and new staff team. We were very well treated and all of our requests were positively received. We had cocktails, dinner and breakfast and the food and service was impeccable. I would go back and would recommend this facility for its location, facility high end quality and the gracious and accommodating efforts of the staff and the good food.

"Quite the find!"
Happened upon it by accident. Hosts Evelyne & Heber were wonderful. You awake to the smells of home-made muffins. Breakfast is delicious! Location is amazing. You can walk everywhere in town. Just a hop away. Hosts know the area and cannot do enough to help you with anything or to recommend things to do & see. Place is beautifully restored and appointed and, also, very clean. Beds comfy, linens great. 5:00 wine & cheese and "get to know you" - if you choose.

We really enjoyed our stay here. Everyone was very nice and helpful. We did not have an ice bucket in our room and asked them for one and instantly we had one in our room. The room was very nice and the whole place was really comfortable. It was very well located and you had an easy walk to what ever you wanted. Would stay here again. The
