“The main pool had not been cleaned at all in the 3 days that we were there. There was tons and tons of things from trees floating everywhere in the pool. It was so bad that myself and other guest asked for a net so that we could clean up. But there wa sjust so much that it awful.”

“Extremely overpriced for the quality of the property. I’d say it’s worth no more than $200 per night. Definitely not the $600+ that we paid for 1 night. Linens could definitely use replacing or some bleach. Everything looked dingy. Only positive was the location. Will not be staying here again.”

“I depend on reviews when I travel. I read the reviews for this property prior to booking. I cannot understand how there are so many people giving good reviews. I can handle an older place that is dated. This hotel is those things but it’s also dirty and smelly. There were hairs on the refrigerator door and a child’s toy underneath the bed. The room smelled like years of cigarette smoke and mold. I very rarely give terrible review but I don’t want anyone else to fall for the trap that I did……

“Staff is top notch, especially Shannon, however elevator broken for 6 out of 10 days we stayed here. Pool heater broken entire stay. Pool had lots of leaves everyday, there was an older gentleman who cleaned the pool and it wasn’t really his job. So we appreciate him. Rooms could use some updating, sofa was old and stained on the upholstery. Rooms are sparsely furnished. Conveniently located to anything you may need. ”

Nice room with super view of the water and nearby islands. Heartily recommended! So nice we came back for an additional four nights. Will definitely come back.”

“We stayed here for 4 nights in March 2026. The location is absolutely fantastic - steps away from beautiful downtown Dunedin. The staff were friendly and helpful, the rooms are clean, modern and spacious. We’ve stayed in several places around Dunedin and this was definitely my favourite thus far. Keep up the great work!”
