"Property needs lots of work! Kitchen tap kept falling off, towel rails loose in both bathrooms, leaking walls when raining. Needs a good clean and better pillows. Nothing supplied ie no salt, pepper, oil, sugar, tea or coffee. Not even a tea towel supplied to dry the dishes with. Far from town so need to taxi if you don’t have your own car. Cost was generally around MXN70-100 each way. No good restaurants or bars nearby. Would not stay here again."

"The villa is run down - as we expected from previous reviews, but I think it's reasonably priced considering when it's a large group. I'm not sure the pool area is safe, or how clean the kitchen is but we had a nice time. Leo was really lovely and it gets the stars because of him. It's a shame the owners don't invest in fixing things up and investing in it because it has a lot of potential. "

"Casita was not satisfactory. Toilet did not work, all sinks & faucets did not work. Very un satisfied with the Casita. Main house was OK, except for large amount of bugs in the house."

"We have stayed in many VRBOs through the years and honestly, this rental was probably the best we have ever been to. Mac was amazing to work with and gave us detailed recommendations for dining and things to do. Edwin and Erma were amazing in helping us with whatever we needed. The place is stocked with everything that needed. We plan to go back and will definitely be staying at this amazing rental. Thank you for a wonderful time in Tulum! "

She answered all our questions, made shuttle arrangements, was very attentive, responded very quickly. So pleasant to work with. Matteo gave us great recommendations, especially for the cenota. We had a great stay."
