"Beautiful property on the Rappahannock River. Can tell it’s a little older. Everything was clean. It was nice that the linens were provided. We did have to make the beds with the sheets that were provided. The water toys were a blessing. Kitchen nicely stocked. Ashley was easy to get in touch with and check in was seamless."

"This property is welcoming, updated, very clean and very comfortable. Although we were there on a rainy weekend, the front porch swing was a favorite spot for relaxation. The kitchen is well-stocked with pans, dishes, spices, coffee and snacks. There are board games, movies as well as a cute toddler table and toys. There is a generous private parking area. The beds and linens are comfortable. Overall an excellent value!"

"Our stay at Fern and Forest was fantastic! We stayed in the three-bedroom unit, which definitely offered a boutique charm. Everything you could possibly need is provided during your stay. Fern and Forest is conveniently right off of Route 17 but sits in a very quiet, relaxing spot. The host could not be more available or attentive to anything you need. This will definitely be the spot where we stay when we return to the area!"
