The Space:
The condo is located in the newly constructed Ipana Condominium complex and is in one of the most desired locations in downtown Playa del Carmen! This magnificent complex where you'll be near some of the best restaurants in town, 1.5 blocks from the famous 5th Ave, and you'll be close to great beach clubs like Martina, Mandarino & Encanto. But you don’t have to venture out if you don’t want to as the complex has several rooftop pools, one exclusive for adults, and a view of the multicolored Caribbean Sea! As an added bonus, you also have access to the complex amenities such as the spacious fitness center, communal pools, massage area, and game room - the ingredients for an amazing stay!

In this condo, you’ll appreciate the natural wood furnishings along with the quality appliances, furnishings, and linens.

The main spaces of the 2nd-floor condo: (Don’t worry, there’s an elevator.)

- A SITTING AREA with a comfy sofa and a wall-mounted Smart TV that creates a relaxing space to rest after a hard day at the beach! There’s direct access to the private balcony where you have super comfortable cushioned seating. The floor-to-ceiling sliding doors can be left open to let the fresh sea breeze flow through the apartment.

- A well-equipped KITCHEN that has lots of cabinet space to stock with groceries and features a stove, oven, microwave, and all the cookware/dishes that you’d need to prepare any meal of the day. Let’s not forget a coffee maker for those essential morning perk-ups and a blender for afternoon mixers!

- A stylish DINING TABLE set to accommodate 4 guests for sit-down meals with good conversation. It can be used as a laptop-friendly workspace if needed.

- 2 bedrooms and 2 full bathrooms to accommodate 4 guests as such:

The property is located just 1-1/2 blocks from the famous 5th Ave where you have block after block of tasty eats, bars with live music, cafes, and some of the best shopping in the world! This is a great place to stay since you really don’t need a car since everything you could need is at your doorstep! There's even a fabulous new Chedraui Selecto Super grocery store just a block away!

The island of Cozumel is just a 45-minute ferry ride!

Getting Around:
The condo is located at the newly constructed Ipana Condominium complex about 55 km | 34 miles from the Cancun International Airport (CUN), however, check your mobile map apps when you arrive as driving time varies depending on the time of day. When you arrive at the property, if you’re arriving by car, there’s free underground parking available.

Also, if you’re driving around Playa, be aware there are PARKING METERS in effect from Monday to Sunday, 10 am to 10 pm. You have to look for the parking kiosk, pay, and display your receipt on your car’s dashboard. Luckily, this property is so centrally-located you can easily walk to many places in town. For any sightseeing or activity further away, you can easily rent a bike, take a taxi, or go by ‘colectivo’ (shared-ride vans) where you need to go.

Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.

Pack ’n play/travel crib – available upon request for a fee.

Please also note that the property uses surveillance cameras on the premises. These cameras are strictly for security reasons only.

There is no daily housekeeping service, but cleaning services can be requested for an additional fee.

Please note there is construction behind the building *for the next 12 months, Monday to Friday from 8am until 6pm and Saturdays from 8am until 2pm.

We do supply some home and bath essentials to get you started, like some toilet paper, soap, body soap, shampoo, paper towels, and some trash bags. Just note these items are not replenished. Other items, such as dish soap, sponges, cooking supplies, etc., must be purchased and brought on-site.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

Please note that guests of the Ipana condo complex have access from 7:00 am - 10:00 pm to the communal fitness center located on the rooftop.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (smoking or cannabis) is allowed inside the condo, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charges related to damages occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed
