Pros: Very friendly front desk staff, clean rooms/grounds, free/convenient parking, free internet, convenient location.
Cons: Sound-proofing, bedside phone, better breakfast location/options, honest disclosure of renovations prior to booking, housekeeping efficiency, pillows!
Location: Convenient to anything on PCH/Newport Beach, easy drive to Huntington Beach or down to Laguna. A couple restaurants adjacent to the hotel.
I was pleased with the hotel upon check-in. The room was small but clean and cozy. Then someone walked into the room next door and I quickly realized what a terrible choice I had made. The walls are seriously paper thin and there is ZERO sound proofing. You can hear EVERYTHING as if it is in your own room... Conversations, a cough, phone calls, bathroom noises, etc. There is no privacy whatsoever. It was also irritating to have the only telephone located on the desk- on the other side of the room from the bed, making wake-up calls particularly annoying. I stayed 2 nights and the housekeeping staff did not arrive on my 2nd day until 4:30pm, plus he waked in without knocking (He must have thought I was out), which I find unacceptable. The hotel is under renovation, which I did not see disclosed in any advertising. The "breakfast" is located in a tiny and very dark guest room with only 3 small tables. The hotel was full during my stay, so there was no place to sit and it was overcrowded with annoyed guests. I grabbed coffee and fruit that I could carry back to my room since it was impossible to eat cereal or the very few hot items offered. Terrible choice by management to use this space for breakfast. There have to be better options like poolside, lobby, or a meeting space. Seemed very amateur and low-rent. However, I found the most difficult and uncomfortable part of my stay were the ridiculous pillows in the guest rooms. Lumpy, square, overfilled rocks. Awful.

Why? The sign ruined the room, right outside my balcony blocking coast hwy& the beach? Room was clean and accommodating. I was upset u had to get to the breakfast room 6:30-9:30, we almost didn't make it, they took the bowls away right at 9:30, some poor guy got zero. Overall nice. Also had to walk 3 flights every time, elevator never came.

Location: Close to beach, few close restaurants
All the staff were exceptionally pleasant and helpful, they really made our experience great.

Great place to stay only comment just a bit in no mans land but a brisk 10 minute walk resolved it Ideal if you want to surf as the beach is directly across the street

Pros: Friendly staff, very clean, really close to beach.
Cons: No parking fee.
Location: Literally 2 minutes walk from beach, if you have to wait for the light. Close to amusement parks and movies.
Came for a quick 5 day vacation. 2 minute walk to the beach. Great staff. Very friendly and helpful. Rooms super clean. They had beach chairs, umbrellas and toys for guest use at the beach for NO additional charge. Such a great perk!! Breakfast was adequate, not great but with younger kids doable. I didn't read fine print that they charge $7.00 per night for parking, but not many other places around there to park for free, so what do you do? I'd go back even with the parking fee.

The hotel is 3 minutes from the beach but housed in a fairly unattractive building. Unless you want the beach there are better hotels for the same price. A bit of traffic noise. The staff were very pleasant.
